Retail Financial Feasibility Studies...

Once the initial phase of reporting is completed, the follow-on phase of the retail financial feasibility analysis is then "re-blocked" for a structured finance review of entitlements and the potential impact a commercial real estate syndication of a fractionalized TIC Plan may have on the pro forma financial analysis.

Almost all entitlements have the potential to reduce developer opportunity dilution; and

Almost all entitlement contracts can become the basis for creating an annuity; and

Once the annuity is created, it can then be discounted and potentially used in the pre-construction phase project capital funding plan - where it is needed the most; and

Most entitlements come into play as part of the post-construction financing program.  This means the real estate syndicate investors have a near-term profit-taking opportunity built into the transaction, thus further reducing their impact on the developer's economic opportunity.
