Non-recourse
construction financing allows the senior housing developer to create new
project opportunities for the benefit of the developer and the
investing-public because the developer's assets are not all tied up into a
single project. Where recourse and cross-collateral pledges are
required, the developer is locked in to a given transaction until the
financing can be retired. This could take up to three (3) years and
all the while the developer is stuck and the potential increase in portfolio
income is lost - for the developer of residential care facilities, the
roll-out opportunity cannot be realized and the market opportunity window
for new residential care facility development programs may be lost entirely
to more nimble (and well-healed) senior housing development companies.
It starts out as a box, but pretty soon the developer finds it to be more
like a coffin as the terms of the capital financing effectively strangle the
developer's growth plans.
