Lodging Industry Project Feasibility Studies - Continued...

This dictates a different due diligence track for the lodging industry feasibility study than is usually considered, because; the key to making the financing work is the incorporation of a zero-coupon fractional commercial real estate syndication sales plan.  The syndication approach mandates the following benefits:

The funding can close in as little as 21 days and before the project has completed all pre-construction phase due diligence activities (i.e.: the syndication can be organized and executed before the architectural design documents have even commenced Design Development Stage).

The funding will allow the developer to withdraw the developer's seed capital investment and immediately commence the due diligence review of the next project and market.  This has the practical effect of immediately doubling the developer's financial investment leverage and reducing the developer's market risk exposure by half.

The funding will allow the developer to negotiate the construction mortgage financing loan on the basis of receiving a waiver of the recourse provisions (joint and several), a waiver of the cross-default provision and a waiver of the cross-collateralization provision.
