Here are the most common questions and answers that I get about
Rainmaker...
Does Rainmaker work in our area?
Yes. We have completed assignments in every major metro market
and most of the minor metro markets, Canada, Mexico and the Caribbean
Basin. We get around.
Does Rainmaker raise money?
No. We provide consulting services. If you want to raise
equity dollars you need to talk to an investment banking firm, as only
investment bankers can market and/or sell equity securities or debt
securities to the public. If
you want to raise capital using a commercial real estate syndication of
fractional ownership interests, there aren't a plethora of firms to choose
from, so we can help. We can do the budgets, the due diligence
documents, the contract amendments, the advertising buys, the marketing
plan, the purchaser meeting and help you close out the syndicate. We
don't have a Rolodex of commercial investors so having us set up a
syndication for you is not as cost efficient as going to a syndicator that
does have a Rolodex, but then you have to take the deal they are willing
to give you. Rainmaker will show you how to get the deal you really
want. You decide.
Does Rainmaker do joint-ventures?
Only if you provide the money. We have plenty of pro bono efforts
that take a lot of our time. You need to raise your working capital
at the very least. If you can't do that, then you need to be doing
something else to make money, because the odds aren't good. The odds
are real and miracles only happen in Hollywood; that's actual experience.
What is Rainmaker's specialty?
The majority of our work has been in the income-producing commercial
properties. Within this group, senior housing industry assignments
make up the majority of our work assignments. Having said, Rainmaker
has a record of being the "go-to" consulting firm for unusual
projects and/or emerging market projects. Examples of these types of
assignments have included privately-owned toll bridges, inland port
facilities and destination resorts.
